Guide for Tenants

Finding a property in the Croydon and surrounding areas
The first step is to contact us on 020 8090 1778 to provide brief details about yourself and about the accommodation you require.
We accept employed tenants over the age of 21 who earn at last 2x the rent. We then search our database for suitable properties for you to view. We log your details so that we can contact you as suitable properties become available. It is wise to start looking about a month before you wish to move, as the nicer properties are viewed and reserved quickly. We only accept fully employed tenants and dont have properties for sharers. The standard tenancy term is usully a year with a 6 months break clause

Viewings
Viewings will be arranged at times to suit you between 9am and 7pm, including evenings and weekends, and you will invariably be accompanied by a member of staff, who can give advice and answer any questions you may have.

Reserving the property
Once you have decided on a property, you will need to reserve it by paying a 'holding fee' of £500. You will then have 2 days to submit your forms and pay the holding fee. The first tenant who submits these will get first preference. Assuming that the tenancy goes ahead the holding fee will be deducted from the total amount. The balance must be paid 3 days before you move in. If the landlord declines to grant the tenancy then the holding fee will be refunded. However the holding fee will be forfeited if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.

References
As a minimum we will require proof of ID , proof of address, proof of income, satisfactory references from your employer and a previous or current landlord. We may also require a personal reference, and sometimes a guarantor. A credit check will be undertaken. We may use the services of an independent referencing company to obtain and evaluate these references.

Rents
Rents are normally quoted per calendar month and are payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account. We dont accept cash or unemployed tenants.

Deposit
A security deposit of one month's rent to 6 weeks' rent must be paid, and will be protected by the tenant deposit protection scheme. This is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.

Fees
On applying for at a property, we charge 102 (VAT included) per adult applicant plus a tenancy agreement fee to cover administration and referencing costs. Please see more information about our letting fees on www.gatewayletting.com/fees.htm

Insurance - for Tenants

Gateway Letting would like to stress the importance of taking contents insurance when moving into a rented accommodation as protection for your contents and your deposit. It is an inexpensive way to cover yourself against many potential perils such as:

* Theft
* Fire
* Water Damage
* Legal Liability to the Public and your Landlord and protecting your deposit

Contents
Up to your selected sum insured for damage to your household furniture, equipment, furnishings, clothing and personal possessions whilst in your rented home (excludes business equipment).

Landlord's Contents
Up to 2,500 for accidental damage to your landlord's contents, fixtures & fittings for which you are responsible.

Personal Possessions
Up to your selected sum insured for loss or accidental damage to your clothing, watches, jewellery, spectacles, other valuables and bicycles whilst away from your home anywhere in the UK or whilst temporarily elsewhere in the world. Theft from unattended vehicles must be from a locked boot.

You can have a policy for just yourself or everyone in the property. You can even cover yourself against accidental damage or loss of items which you take out of the house!
