Tenant's Fees

To reserve a property a tenancy application form needs to be completed (see link below) and £500 holding fee paid. This can be paid by card or bank transfer.
We only accept tenants whio are employed and who can provide proof of income of at least 2x the rent.

The asking rent does not include letting fees or utilities.

Depending on your circumstances and the property you select, Gateway Letting may also apply the following upfront fees:

=£102 for reference fees per adult occupant and guarantor (including credit checks, bank checks, , previous landlord, employment and salary checks)
=£120 for drawing up the bespoke tenancy documentation, deposit documentation and registration, admin fees
=£120 for the contribution to a full inventory and condition report and check-in and check-out fees
=Deposit of 6 week's rent as deposit for high worth properties or 4 week's rent plus £100 (if landlord is agreeable to this) for lower worth properties
=£250 Additional pet deposit and cleaning fee if pets are allowed or if these were found to be kept (fumigation, deodorising, decontaminate and sterilise).

Normally the deposit is 6 weeks rent which is held in the DPS deposit scheme. (depositprotection.com)

The following documentation will be needed to proceed with the tenancy application process:
=Proof of address (Utility bill or telephone bill or gbank statement)
=Full Experian report with credit score
=Proof of ID (copy of passport AND driving licence)
=Proof of residency ie voters card (or visa, right to remain or settlement certificate)
=Proof of income (3 months payslips) or if self employed please provide 2 years tax returns and accountants P&L forecast of current financial year
=3 Months full bank statements showing all transactions including income, rent and payment of bills

All tenants must be fully employed and not be dependant on any public funding and must be able to provide proof of earnings of at least 2x the rent.
